Additional Inspections

White's Home Inspection offers several additional "add-on" inspection services to compliment your general home inspection.

These inspections are out of the scope of a general home inspection and are available for additional fees. Bundle pricing is available and I'm always willing work with my clients on pricing if need be. 


We can provide services to screen for radon gas in the home. Radon is a cancer-causing, radioactive gas.
You can't see radon. And you can't smell it or taste it. But it may be a problem in your home. A radon measurement and testing is recommended on any home your plan to purchase. We can perform this test during our home inspection. It is a common misconception that if the home does not have a basement or a crawlspace, than a radon measurement and test is not necessary. I have had some of the highest levels of radon gas detected in homes built on a slab. 

Radon is estimated to cause many thousands of deaths each year. That's because when you breathe air containing radon, you can get lung cancer. In fact, the Surgeon General has warned that radon is the second leading cause of lung cancer in the United States today. Only smoking causes more lung cancer deaths. If you smoke and your home has high radon levels, your risk of lung cancer is especially high.

More and more, home buyers and renters are asking about radon levels before they buy or rent a home. Because real estate sales happen quickly, there is often little time to deal with radon and other issues. The best thing to do is to test for radon now and save the results in case the buyer is interested in them. Fix a problem if it exists so it won't complicate your home sale. If you are planning to move, read EPA's pamphlet "Home Buyer's and Seller's Guide to Radon," which addresses some common questions (see also Radon in Real Estate). You can also use the results of two short-term tests done side-by-side (four inches apart) to decide whether to fix your home. This test is easily set up on the day of your home inspection by White's Home Inspection and will require a testing period of at least 48 hours. 

Since there is no known safe level of radon, there can always be some risk. But the risk can be reduced by lowering the radon level in your home.

There are several proven methods to reduce radon in your home, but the one primarily used is a vent pipe system and fan, which pulls radon from beneath the house and vents it to the outside. This system, known as a soil suction radon reduction system, does not require major changes to your home. Sealing foundation cracks and other openings makes this kind of system more effective and cost-efficient. Similar systems can also be installed in houses with crawl spaces. Radon contractors can use other methods that may also work in your home. The right system depends on the design of your home and other factors.

​Wood destroying insects (WDI) and organisms (WDO) can cause significant damage to your home. Having a home you plan to buy inspected for these pests can save you plenty of hassle and money down the road. White's Home Inspection is licensed by the Office of Indiana State Chemist through Purdue University to perform Category 12 WDI and WDO inspections. For a small fee we will thoroughly inspect the home for evidence of termites, carpenter bees, carpenter ants, and powder post beetles. A separate report form known as NPMA-33 will be filled out , with any necessary photos, and sent along with the general home inspection report. 

The termite inspection or, wood destroying insects inspection, includes a visual only inspection of readily accessible areas of the home (interior and exterior) for evidence of present or past infestation and damage. Each type of insect has it's own specific "trademarks" of it's presence.  Obviously, live insects are a "no-brainer". During the termite inspection we look for evidence of damage to wooden structural members of the home, dead insects and/or body parts, evidence of each particular insects habitual "trademarks" (mud tunnels, perfectly round holes, "shotgun blast" holes, etc.), as well as evidence of any past treatment for these insects on the property that would indicate a potential problem. During a general home inspection, it is not required for the home inspector to look for evidence of these pests. In Indiana, you must possess a separate license for a termite inspection. An untrained, unlicensed home inspector may miss obvious signs of an infestation. 

The presence of Wood Decaying Fungi is also inspected. These fungi digest moist wood causing it to rot. The most common species are Brown-rot (formerly known as "Dry-rot"), Soft-rot, and White-rot. Each species is classified based on the type of decay they cause. Each of these species require moisture to thrive. Brown-rot was incorrectly known as "dry-rot" because it can dry out over time after the decay has already occurred.

​A septic system receives, treats and disposes of unwanted wastewater and solids from a building’s plumbing system. Solids are partially broken down into sludge within a septic tank and are separated from effluent (water) and scum (fat, oil and grease). Effluent regularly exits the tank into a drainfield where it is naturally filtered by bacteria and reentered into the groundwater. Scum and sludge must be pumped periodically and should never enter the drainfield.

When should a septic system be inspected?

A septic system inspection should be performed at least once a year, including as soon as the house is put on the market for sale. This will enhance the home’s value and avoid any liability issues that might result from a malfunctioning system. It is in the interest of a prospective home buyer to insist that a septic system inspection be performed during a general home inspection before they purchase the home if it has not been done recently.

How do we inspect your septic system? 

  • We will attempt to obtain the date that the tank was last pumped. Ultimately, sludge level should determine whether a tank should be pumped, but knowledge of previous pumping dates can be a helpful reference.
  • We will check the sludge level with a “sludge judge” or a similar device. Sludge accumulates on the tank bottom and should not occupy more than 1/3 of the tank’s total volume or rise to the level of the baffles.
  • The septic tank and drainfield should be far from wells and streams. We will measure and check with local municipality for the required distances from these components. 
  • We will ensure that the system is large enough for the home that it serves. A four-bedroom home, for instance, typically requires a 1,200-gallon tank. The more occupants living in the home, the larger the tank that is required. Capacity in gallons can be calculated by tank dimensions. For rectangular tanks, length x width x depth in feet x 7.5 = capacity in gallons. For round tanks, 3.14 x radius squared x depth in feet x 7.5 = capacity in gallons.
  • We will check for liquid waste that has made its way to the ground surface. This condition is unsanitary and indicates that the septic system is overloaded. Make sure that the tank is watertight so that wastewater does not contaminate groundwater, and groundwater does not flow into the tank and cause it to overfill.
  • If riser lids are present, they should be inspected for cracks and made sure they are secure.
  • We will make sure that the baffles are firmly connected to the tank’s inlet and outlet pipes.​
